Originally, the land was purchased in the early 1970’s by Oxford Development Co. for approximately $2,000,000 and consisted of nearly 300 acres or $6,700 per acre. Initially the intent was to bring a mall to the site however this idea was abandoned after two failed attempts.

Along the way, parts of the property were subdivided for other developments including:

With some of the land being subdivided, Oxford Development Co. still had about 184 acres ripe for a huge development project. In 1999, it was proposed to form a town center planned residential development, a zoning arrangement negotiated between Oxford and Pine Township. Zoning for the town center planned residential development called for a mix of shops, offices, housing, and recreational and institutional uses. Essentially a small town was to be designed from the ground up.

Oxford’s plans got tentative approval and they sold the property to SGS Associates, owned by Dominic Gigliotti.

The developer had to go through many re-iterations of planning with township officials. Some planning officials resigned in the process. Finally, in October of 2004 the Village at Pine development was approved.

The HOA has a quarterly fee and covers landscaping, snow removal and maintenance to the common areas and playgrounds.

Neighboring communities include luxury townhouses of Georgetowne Court, patio home community of Brookfield Estates, and single family home communities of Tanglewood, Cloverdale Estates, Fox Meadow and Oakhaven.

Children attend Pine Richland School District. In particular, Wexford Elementary School serves grades K-3 and Eden Hall Upper Elementary serve grades 4-6. Children then move on to Pine Richland Middle School for grades 7-8 then Pine Richland High School for grades 9-12.
