A luxury marketing plan includes the following:

    • HD photos
    • VR capabilities
    • Doll house view

Premium


A premium marketing plan includes the following:

  • Professional interior photos
  • Professional exterior drone photos

Then based on the style of your house and grounds, we will do one of the following:

  • 60 second property tour video which includes:
    • Interior / Exterior video
    • Music
  • 3D Matterport scan which includes:
    • Schematic 3D floor plans
    • Room measurements
    • HD photos
    • VR capabilities
    • Doll house view

Enhanced


An enhanced marketing plan includes the following:

  • Professional interior photos
  • Professional exterior drone photos
  • Video walkthrough done by Rich

For land or lots only, with no house, we will do professional drone photography.

Base


A base marketing plan includes the following:

  • Interior photos done by Rich and sent through an editing process
  • Exterior drone photos done by Rich and sent through an editing process
  • Video walkthrough done by Rich

For land or lots only, with no house, Rich will do drone photography which is sent through an editing process.

*All marketing packages will be listed on the Multiple Listing Service (MLS), Realtor.com, Zillow, Trulia, thepreferredrealty.com, my website, and dozens of other online platforms including Homes.com, Redfin, Listhub, Homesnap, etc. as well as all competitor websites.

**Other forms of marketing for any property at various times can include Facebook ads.

***I also post photos and videos to my Facebook page and my Instagram account.

Photography

According to the National Association of Realtors (NAR) most buyers start their home search online. So having amazing photos is a critical element to bringing buyers through your door. This is why I make sure any house, at any price range, that I am entrusted to sell for my clients, has amazing photography.

This an expense upfront that I pay for and does not get passed on to you the seller as an extra fee. And quite honestly, many agents don’t use professional photography because they don’t want to pay for it. To me it’s personal. I cringe anytime I see a listing where the photos are tilted, the lighting is dark, images are blurred, the images are tiny, etc. You get the picture…no puh intended 🙂

When we as agents input your property details in the Multiple Listing Service (MLS), we can only upload 25 images to showcase your house. I make sure to use every slot that is given to me (many agents do not!). When someone is looking at your home online and is interested, they will not complain that there are too many photos!

I almost always have more photos I would like to use but can’t. In cases such as this, the extra photos go on my website, Facebook page, Instagram, and on Zillow.
