Lakeland Country Estates Mars PA homes for sale is an established tree-lined community with two lakes for residents to enjoy. There are 32 single family homes built by various builders between 1988 and 1993. Lot sizes range from a 1.25 to 6.50 acre home sites.
The land that is now known as Lakeland Estates was purchased in two separate parcels on January 7, 1988 by MMC Development. Parcel 1 in Cranberry Township consisted of 121.577 acres for $325,000. Parcel 2 in Adams Township consisted of 19.811 acres for $80,000. Acreage from both sales totaled 141.388 for a price of $405,000 or $2,865 per acre. In April 1988, the land was combined and established as the Lakeland Country Estates subdivision.
On April 21, 1988, MMC Development entered into a contract with Mashuda Corporation for earthwork services of $21,000, H.J. Schneider Construction for site drainage services of $64,799, and Shields Asphalt Paving for paving services of $107,938. Total cost to develop the land was $193,737 or $1,370 per acre.
Residents love the 2 private lakes in the community that can be used for kayaking, boating and more! Both lakes are stocked with fish and provide wonderful fishing opportunities for you and your family.
The HOA has a low annual fee to maintain 20 acres of common space, 2 lakes, insurance on the lakes, and lights at the entrance. There may also be a one-time assessment fee of $3,500 for lake improvements for new buyers moving to the community.
Homes in the community are private due to the acreage of each home. Many have lake views and woods separating the homes. Windwood Heights, Forest Knoll, Field Lake Estates, Forest Edge, Foxwood Estates, Indian Meadow and Shadow Creek are neighboring communities.
