Mystic Ridge Cranberry Twp homes for sale is a secluded community consisting of 47 single family homes. All homes feature concrete driveways and brick crafted facades. The community is located on both sides of Garvin Road and is separated by phases as described below.

Phase I

Homes located on Castle Brook Drive are on the north side of Garvin Road and is considered Phase I of the development. Phase I consists of 10 custom homes built homes by various builders between ___ and ___. Lot sizes range from ___ to ___ acres.

Originally the land for these homes was acquired by SR Development Associates, LP on February 6, 2003 for $110,000 and consisted of 15.18 acres or $7,246 per acre. The land was then transferred to SCI Development Co., Inc., a related entity, on June 19, 2003. The land was transferred again to Singer Holdings, LLC, a related entity, on November 15, 2006. Once the land was developed, the land was then sold to Mystic Ridge Development, LLC, a related entity, on October 6, 2009 for $800,000 for 14.4235 acres or $55,465 per acre.

Lots were then sold to various builders and homeowners for $130,000 to $145,000.

Phase II & III

Homes located on Center Oak Drive, Silver View Drive and Hidden Meadow Drive are located on the south side of Garvin Road and is considered Phase II and III of the development. These phases consist of 37 homes built by Heartland Homes between ____ and ____, at the same time Orchard Park was being built. Part way through construction of this community, Heartland Homes was acquired by Ryan Homes. Most lot sizes range from a one-third acre to one acre.

Originally the land for these homes was pieced together with two parcels. Parcel 1 was purchased by Singer Holdings, LLC on July 28, 2004 for $560,830 and consisted of 32.94 acres or $17,025 per acre. Parcel 2 was purchased by Singer Holdings, LLC on October 31, 2006 for $110,250 and consisted of 3.85 acres or $28,636 per acre. Once the land was developed, the land was then sold to Mystic Ridge Development, LLC, a related entity, on April 8, 2011 for $2,960,000 for 14.4235 acres or $80,500 per acre.

Lots were then sold to Heartland Homes for $125,000 to $145,000.

The HOA has low monthly fees and covers the common areas of the community.

The entire community has sidewalks throughout. Ehrman Farms, Oakview Estates and Pinehurst are neighboring communities.

Children attend Seneca Valley School District. In particular, Evans City Elementary School serves grades K-4 and Evans City Middle School serves grades 5-6. Both schools are less than 10 minutes away. Children then move on to Ryan Gloyer Middle School for grades 7-8, Seneca Valley Intermediate for grades 9-10 and Seneca Valley High School for grades 11-12.

Located minutes from I-79, the PA Turnpike and Route 19 and is in close proximity to all the shopping, dining and parks Cranberry Township and Adams Township has to offer. Access both sides of the neighborhood from one entry point off Garvin Road which turns into Ehrman Road and leads to Route 19.
